In return the bank will accept a price for the property far below the Just Market Value and forgive any deficiency and not seek any judgement for the loss against the seller. These properties are listed in the open marketplace. It may take up to 60 days to get Lender Approval on the sale. This is well woth the wait if you consider the bargain price. In some cases the Lender will advise me of the lowest price that they will accept, considering the comparable properties in the same location. this information is supplied by me.
